The Project

Eliza’s Yard and Jersey Wharf is a major new-build development in Manchester, comprising 316 residential apartments across three blocks along the Manchester Ship Canal. Designed for both private purchase and rental, the development also includes commercial spaces, landscaped outdoor areas, and amenities such as a gym.

Commissioned by Manchester Life, the project was designed by PRP Architects, with main contractor John Sisk overseeing the build. Installation works were carried out by Rapidfix Ceilings and Partitions, with additional breather membrane installation by Britplas.

The Solution

To meet stringent fire and building regulations, illbruck ME481, ME060, and ME055 were specified for their high performance, reliability, and ease of installation.

• ME481 Interface Seal – applied at board-to-slab joints, self-adhesive and Class B rated, preferred by Rapidfix for quick and secure installation.
• ME060 Class A Vapour Control Layer (VCL) – installed internally with ME355 sealing tape, achieving an A2 rating, exceeding standard requirements.
• ME055 Breather Membrane – installed externally with ME356 sealing tape, delivering a minimum A1 fire classification, meeting all project safety requirements.

These products ensured the building envelope was fully protected while enabling rapid, accurate installation.

Application & Performance

The illbruck systems were selected for their combination of high performance, certified fire ratings, and site efficiency. Rapidfix valued the self-adhesive ME481 Interface Seal, while the ME060 VCL provided peace of mind with an A2 rating, exceeding regulatory requirements.

The breather membrane system ensured compliance with fire and safety standards, while also maintaining structural flexibility and long-term durability. Full site support, toolbox talks, and training helped ensure correct application and optimal results.
